Antenna diversity would help accuracy but the real answer is that it probably isn't really that accurate. That being said, I'm bad at math and could fathom some vector analysis to look at RSSI vs relative position to estimate. It's still no triangulation. For one of the best modern stumblers out there take a look at inSSIDer by Metageek. As a wireless network engineer I use this tool all the time for quick info and/or to give my customers some cheap/free alternatives to my expensive "professional" tools.
