Another missed cue for someone to speak about are LAVD (Laser Aided Vibration Detectors) which most will NOT find on Google if they searched that EXACT term.
The folks at Information Unlimited (the ones that advertise in the back of all the Popular Electronics, etc magazines) have been selling a kit to do this for years. They call it a "laser listener". Simple diode laser + optics + receive amplifier. Catches the vibrations of the window due to speech inside the office (and it *does* work).
